KyreniaVillas.co.uk acts only as agent for the owners of the properties. Booking contract is between you (the customer) and the property owner.
Payments are made directly to the property owner’s bank account. Owners only accept payments by wire transfer.
If your arrival date is within 10 weeks, you will be billed the full amount (cancellation terms will apply)
If your arrival date is not within 10 weeks, you will be billed non-refundable deposit of 35% of the villa cost.
You shall not hold Us liable for any losses You suffer as a result of making a payment to an Owner, via any payment method.
The prices shown on this website are believed to be correct at time of publication on our website. We reserve the right to amend prices at any time, including but not limited, during the booking process, during the year and when we become aware of a mistake. Once a booking is confirmed, the rental price will not change except as set out below. The price of other services may be subject to increase in accordance with the property owner's terms.
At the time of booking, you will be required to pay a security deposit. This will be held by Owner against the possibility of loss or damage to the property and contents, in excess of general wear and tear, and excessive use of utilities. The security deposit will be fully refunded within 14 days of departure subject to a clear inspection. The security deposit is refunded in full in the event of any cancellations.
Unless otherwise noted, the property will be ready at 4:00 pm on arrival day and must be vacated by 11:00 am on the departure day.
The number of guests staying in the property is not to exceed the number specified in the booking confirmation. Under no circumstances will any additional guests be allowed to stay without prior agreement and payment.
Property managers or the owners reserve the right to visit the property at any time to undertake essential maintenance work, pool cleaning, gardening, routine inspections and emergency repairs.
We (agent kyreniavillas.co.uk) are not responsible for any problems with the property during your stay. If there are any problems with your property during your stay then you must contact the property manager/owner and allow sufficient time for the property manager/owner to deal with the problem and bear in mind that this can take longer in some foreign countries. You must also inform us about the problem.
We or the owners cannot accept any liability for the breakdown of public services including water and electricity nor in respect of any equipment, plant machinery or appliances in the property.
North Cyprus is a popular area for new property construction. It may happen that building or construction work, both by government authorities and private developers, may be occurring near your villa during your stay. We or the owners cannot accept any liability for such building or construction work.
You must ensure that your party is adequately insured for cancellation, ill health, personal belongings, public liability etc. We or the owners cannot be held responsible for any accident, injury, loss or damage to property or person, however caused.
You are responsible for informing us about flight delays. Although the taxi driver is likely to wait for you, we cannot guarantee that they will do so. In the event that your flight is delayed and we have not been informed beforehand, and the taxi driver leaves the airport, we are unable to refund your airport transfer cost since we will have to pay the taxi driver.
Animals/pets are strictly not permitted at the villa. If a pet has been in the property, there will be an automatic security deposit charge, to cover the cost of professional cleaning.
Most of our villas do not provide baby equipment. However this service can be provided with an additional cost. Should you require to baby equipment please mention this under the remarks section of our booking form. We will then confirm the cost with you.
We cannot accept any liability for the speed or reliability of internet connection where advertised.
We will do our best to accommodate any changes but cannot guarantee to do so, as this may depend on the availability.
We as agents and the Property Owners generally reserve the right to cancel or alter your booking in accordance with their applicable terms. It is very unlikely that any changes to your confirmed will be made or cancelled; however, circumstances may mean that your confirmed property cannot be provided for the booked holiday dates. In this case, the owner and we as agents will a) endeavour to offer the same property at a different time acceptable to you, b) an alternative property of a comparable standard, c) your money will be refunded the full amount immediately.
Your cancellation or alteration request must be made in writing by the same person who made the booking and will only be effective when received by us. Following cancellation terms apply if the booking is cancelled by you:
